Construction
What the building is made of, from frame to fire resistive, plus the number of stories, the year built, and when the roof, wiring, plumbing, and heating were last updated.

Occupancy
What happens inside. A warehouse, a restaurant, and a metal shop in identical buildings are three different risks.

Protection
Sprinklers, fire and burglar alarms, the public fire protection class, and the distance to a hydrant and a fire station.
- E
Exposure
What stands next to the building: neighbours, open space, and hazards such as a fuel depot or a flood zone.
What a statement of values holds
One row per location, sometimes per building: the address, the COPE details, and the values to insure. Values usually split into building, contents, and business income, with a total insured value per row and for the whole schedule.
The total insured value sets the limits and drives the premium, so underwriters check that the parts add up and that the locations match the premises on the application.
